Why Abu Dhabi's islands matter
Abu Dhabi is built on islands, and they are where most of its premium property sits. In H1 2026, Hudayriyat, Saadiyat, Yas, Al Reem and Al Maryah accounted for roughly 71% of residential transaction value in the emirate.
Each island has a clear personality. Saadiyat is culture and beachfront luxury. Yas is entertainment and rental demand. Al Reem and Al Maryah are the city's high rise core. Jubail, Hudayriyat, Ramhan and Fahid are newer, nature led villa communities still coming to market.
Most of these are freehold zones, so buyers of any nationality can own property outright. This guide compares the main islands by lifestyle, property type, prices and rental yields, so you can match the right island to your goals.

1. Saadiyat Island: culture and beachfront luxury
Saadiyat is Abu Dhabi's most prestigious address and its priciest per square foot. It pairs white sand beaches with the world class Saadiyat Cultural District.
Lifestyle. The district already holds Louvre Abu Dhabi, Zayed National Museum, the Natural History Museum and teamLab Phenomena. Guggenheim Abu Dhabi, designed by Frank Gehry, opens on 11 December 2026. Add Saadiyat Beach, golf, Cranleigh school and NYU Abu Dhabi, and you have a complete, family ready community. For a day off, Nurai Island's private resort is a short boat ride from Saadiyat.
Property. Expect beachfront villas, low rise apartments and branded residences in communities such as Saadiyat Reserve, Saadiyat Lagoons and Saadiyat Grove. Apartments trade around AED 1,800–2,800 per sq ft and villas around AED 2,200–3,500.
Investment view. Saadiyat is a capital growth play, not a yield play. Ultra luxury villa yields sit near 4%-5%, but prices have risen strongly and the Guggenheim opening adds another long term demand driver.
Best for: End Users and HNW buyers who value prestige, beaches and culture over rental return.
2. Yas Island: entertainment and rental demand
Yas is Abu Dhabi's leisure capital and one of its best all round investment areas. Year round tourism keeps rental demand high.
Lifestyle. Ferrari World, Yas Waterworld, Warner Bros. World, SeaWorld Yas Island, Yas Marina Circuit (home of the F1 season finale), Yas Mall, Yas Bay and Yas Links golf all sit on one island. It is a short drive from Zayed International Airport.
Property. The mix runs from studios to large villas, across communities such as Yas Acres, Yas Bay, Gardenia Bay and Water's Edge. Apartments typically trade at AED 1,200–2,200 per sq ft, with newer launches at the upper end. Yas also holds the largest share of Abu Dhabi's upcoming residential pipeline.
Investment view. Gross apartment yields of roughly 6-9% are reported, well ahead of Saadiyat's ~4-5% . Tourism also supports short term rentals. Average annual rent for a 2 bedroom apartment is about AED 134,900 .
Best for: Investors seeking yield, and families who want entertainment on their doorstep.
3. Al Reem Island: the urban apartment hub
Al Reem is Abu Dhabi's most established freehold community and its most liquid apartment market. It offers the lowest entry prices of the major islands and some of the highest yields.
Lifestyle. Reem is a high rise waterfront district a bridge away from downtown and next to the ADGM business hub on Al Maryah. Residents get Reem Mall, Reem Central Park, Cleveland Clinic nearby, schools and a long canal side promenade. It suits people who want city life without a long commute.
Property. Mostly apartments, from studios to penthouses, in communities such as Shams Abu Dhabi, Najmat Abu Dhabi, City of Lights and Reem Hills (which adds villas and townhouses). Median asking prices sit near AED 1.85 million, at about AED 1,700–1,800 per sq ft. Older stock trades lower, and studios in Shams have started from around AED 420,000 .
Investment view. Typical yields run 6–8%, with studios reported as high as 9.5%. Because Reem falls under ADGM jurisdiction, it is exempt from Abu Dhabi's current 0% rent increase freeze, so landlords can still adjust rents to the market .
Best for: First time investors, young professionals and anyone focused on rental income.
4. Al Maryah Island: the financial district
Al Maryah is home to Abu Dhabi Global Market (ADGM) and is fast becoming a luxury branded residence address. ADGM had more than 13,000 active business licences at the end of Q1 2026 .
Lifestyle. The Galleria Al Maryah Island, Cleveland Clinic Abu Dhabi, five star hotels and a canal side promenade make it a walkable, upscale business district. Most residents work in finance or professional services nearby.
Property. Supply is limited and skews to branded towers: The St. Regis Residences, W Residences, Jumeirah Residences (253 units, completion 2031) and The Ritz Carlton Residences, launched in October 2026 with handover expected in Q2 2030. W Residences one bedrooms start around AED 2.2 million, or about AED 2,400 per sq ft .
Investment view. A Mubadala Aldar joint venture plans an AED 60 billion+ expansion of the island's north side, with more than 3,000 new waterfront homes and three new bridges . Luxury yields are around 5.9% , and like Reem, the island sits outside the rent increase freeze.
Best for: finance professionals and investors who want branded, corporate tenant stock.
5. Jubail Island: villas among the mangroves
Jubail Island is a low density villa community set in protected mangroves between Yas and Saadiyat. It is one of the few places in the city where you get a large plot, nature and a short drive to everything.
Lifestyle. The island covers more than 400 hectares and is organised into six residential villages, with boardwalks, a marina, schools, retail and wellness facilities . The Jubail Mangrove Park next door adds kayaking and walking trails.
Property. Expect 2-4 bedroom townhouses and 3-6 bedroom villas, plus some apartments, developed by LEAD for Jubail Island Investment Company. Phase 1 villas sit on plots of 1,300–7,000 sq m. Six bedroom villas list on average at roughly AED 23-27 million on Property Finder, with smaller homes far lower.
Investment view. Jubail is still maturing, so yields are not yet well established. The case rests on scarce villa land between two prime islands and long term capital growth.
Best for: families who want space, privacy and green surroundings close to the city.
6. Hudayriyat Island: sport and waterfront living
Hudayriyat is Abu Dhabi's active lifestyle island and its fastest rising new residential market. It sits just off the city's southwest shore, across from Al Bateen.
Lifestyle. Surf Abu Dhabi, Velodrome Abu Dhabi, Marsana beachfront dining, sports facilities and a 220 km cycling network define daily life here .
Property. Master developer Modon has launched several communities: Nawayef (villas on man made hills up to 55 m high), Nawayef Village townhouses, Wadeem plots, and Bashayer, the island's first waterfront community, which sold out with AED 3 billion in sales. Nawayef East and West will deliver 735 villas of 3 to 8 bedrooms under an AED 5 billion construction contract.
Investment view. Hudayriyat led H1 2026 transaction value alongside Saadiyat, Yas, Reem and Maryah. Buyers are early, so this is a capital growth bet on a master plan still being built out.
Best for: sporty families and early stage investors comfortable with off plan timelines.
7. Ramhan Island: natural island, private villas
Ramhan is a natural island between Yas and Saadiyat, developed by Eagle Hills, the company founded by Emaar's Mohamed Alabbar. It is the choice for buyers who want genuine seclusion.
Lifestyle. The island has natural beaches, mangroves and bays, with dolphins and turtles in the surrounding water. Yas Island is about 10 minutes away and Saadiyat about 18 minutes.
Property. The AED 13 billion ($3.5 billion) master plan includes about 1,800 standalone villas, 900 marina residences and a luxury hotel. Villas range from 3 to 7 bedrooms, starting at about 2,862 sq ft . Sales run in phases; Phase 4 launched from about AED 6.9 million with handover due September 2028 and a 10/40/50 payment plan.
Investment view. Ramhan is a supply limited villa market tied to a strong developer name. It suits buyers holding for capital growth rather than near term rent.
Best for: HNW buyers and families wanting a private waterfront villa within reach of Yas and Saadiyat.
8. Fahid Island: Abu Dhabi's wellness island
Fahid Island is Aldar's AED 40 billion coastal wellness destination, also set between Yas and Saadiyat. It is the world's first Fitwel certified island.
Lifestyle. The island spans 2.7 million sq m with 11 km of coastline, including 4.6 km of beaches and mangroves, and 30% of its area kept as natural green space. It is planned as a walkable community with about 15 km of shaded pedestrian routes and will host King's College School Wimbledon.
Property. More than 6,000 homes are planned, from apartments and townhouses to ultra luxury villas. Launches so far include Fahid Beach Residences and Fahid Beach Terraces, a six building, 501 unit project designed by Koichi Takada with 1-4 bedroom apartments, duplexes and penthouses. The first phase, including the school, is expected by 2029.
Investment view. Fahid is a ground floor opportunity backed by Abu Dhabi's largest developer. Early buyers get launch pricing, but this is a long horizon off plan purchase.
Best for: wellness minded buyers and investors comfortable holding through a 2029+ handover.

How to choose the right island
Start with your main goal, then match it to the island built for it.
| Your priority | Best island | Runner-up |
|---|---|---|
| Highest rental yield | Al Reem | Yas |
| Long-term capital growth | Saadiyat | Ramhan, Fahid |
| Short-term / holiday rentals | Yas | Saadiyat |
| Lowest entry price | Al Reem | Yas |
| Family villa with space | Jubail | Hudayriyat |
| Walk to work in finance | Al Maryah | Al Reem |
| Active, outdoor lifestyle | Hudayriyat | Yas |
| Privacy and nature | Ramhan | Jubail |
Also check three things before you commit: whether the unit is ready or off plan (and the payment plan), whether the community falls under ADGM rules or Abu Dhabi's rent increase freeze, and the service charges, which vary widely between islands.
