Hudayriyat Island, Abu Dhabi
Hudayriyat Island is a waterfront island off the southwest coast of Abu Dhabi city, directly across from Al Bateen. The Hudayriyat Bridge links it to the mainland. Modon Properties is the master developer, and the island is best known as Abu Dhabi's sports and leisure hub. It has public beaches, Surf Abu Dhabi, the 321 Sports village, the Circuit X adventure park and a cycling network planned to reach 220 km.
The masterplan covers more than 51 million sq m (about 54% of the size of Abu Dhabi Island), with 53.5 km of coastline including 16 km of beaches. Modon is now building it out with low-density residential communities: villas, mansions, townhouses, apartments and residential plots, some set on hills up to 50 m high with views over the Arabian Gulf and the Abu Dhabi skyline.
Hudayriyat is a designated Investment Zone, so buyers of all nationalities can own property here freehold. Properties worth AED 2 million or more may qualify the buyer for the 10 year UAE Golden Visa.
